In a quiet location between Brunnenmarkt and Yppenplatz – in the liveliest yet most charming part of Ottakring – a classic Viennese historic building is being brought back to life in all its splendour. Grundsteingasse is not merely a renovation project: it is a carefully orchestrated interplay between the preserved original structure and contemporary extensions.

The existing flats, from the ground floor up to the fourth floor, are being brought up to the latest standards in terms of technology, energy efficiency and design as part of a comprehensive refurbishment of the building’s base – whilst retaining the Viennese way of life that gives this building its soul. Solid wood doors in the Old Viennese style, wooden window sills crafted to the original specifications, herringbone parquet flooring made in Austria and brass fittings in the ‘Poesie 117’ profile carry on the character that has defined this building for generations.

Above this – in the newly converted top floor – spacious residential units are being created, featuring electric roof windows, multi-split air-conditioning and private outdoor areas offering views over the rooftops of Vienna. Here, the architectural style is minimalist, clean and modern: single-plank oak flooring, smooth solid wood doors, and Tupai fittings in natural aluminium. A deliberate choice – so that the new does not imitate the old, but complements it.

A newly installed lift provides barrier-free access to all floors; new steel balconies extend the living space to include valuable outdoor areas; and an ETA pellet heating system with a 22-tonne tank capacity supplies the building with climate-friendly heat via underfloor heating with individual room control. It is this combination – of respect for the existing building and a consistently forward-looking extension – that sets the project apart.
