District tour: The 21st district — Floridsdorf

Across the Danube, to the north of Vienna, lies Floridsdorf — a district that combines urban life and vast natural spaces in a unique way. Anyone who only knows the 21st district from driving through it is underestimating it: nestled between the Old Danube, Bisamberg and Marchfeld lies a part of Vienna that offers plenty of space.
Water and Vastness
The Old Danube and the Danube Island are ideal for swimming, sailing and cycling. In summer, the lido beaches and boat hire facilities along the Old Danube are among the city’s most beautiful spots, and if you arrive early enough, you’ll have the water all to yourself. The Danube Island is Vienna’s long park — a running track, barbecue area and bathing beach all in one, with the quieter northern section in the 21st district.
Wine taverns with a view
Those seeking peace and quiet will find wine taverns in the wine-growing villages of Stammersdorf and Strebersdorf, offering views over the city. Stammersdorf’s Kellergasse is one of the longest in Vienna; the vineyards on the Bisamberg are amongst the city’s finest, and on a summer’s evening you can see as far as St Stephen’s Cathedral from there. It is a different Vienna to that of the Ringstrasse — more village-like, more unhurried, and popular precisely for that reason.
A district that is growing
Floridsdorf is growing — with new residential neighbourhoods, good transport links and attractive prices compared to the central districts. The U6 and the Schnellbahn take you to the city centre in twenty minutes, whilst the new neighbourhoods along Brünner Straße and around Floridsdorf station have brought thousands of flats. This makes the 21st district appealing to families and investors alike: families find space and green spaces, whilst investors find a demand that is growing alongside the city.
Between the village and the town
Floridsdorf is not a district formed from a single mould: the old town centres of Stammersdorf, Strebersdorf, Jedlesee and Groß-Jedlersdorf have retained their village character, whilst in between lie council housing estates, detached housing estates and the new neighbourhoods along the main transport routes. A small town centre has sprung up around Floridsdorf station — complete with schools, doctors’ surgeries, shops and the transport links that serve the district.
Our recommendation
Anyone looking for space and wanting to reach the city centre in twenty minutes should seriously consider Floridsdorf. Prices aren’t yet on a par with those in the inner districts, but the trend is clear, and properties by the water and on the Bisamberg have become a rarity.
