This flat has not simply been renovated, but has been completely reimagined with great care.
The building dates from 1910 and underwent extensive refurbishment up to 2024. Among other things, the façade, the stairwell and the risers were renewed. At the same time, the attic was converted, a lift was installed and balconies were added on the courtyard side. The historic character has been preserved: the stairwell features original wood and glass doors and a historic tiled floor. In 2026, the flat in question, situated on the mezzanine floor, underwent a complete refurbishment. It continues the well-maintained impression of the building’s interior.
The usable living space is approximately 73 m². Two rooms face the street, whilst a smaller room overlooks the quiet courtyard. There is also a south-west-facing balcony measuring approximately 6.5 m², accessed via a new wood-and-aluminium patio door with a transom window. Even the outdoor area has been carefully thought out: a maritime-style wall lantern provides warm lighting on the balcony. A cellar compartment measuring approx. 1.85 m² offers additional storage space.
Please note: The flat is on the mezzanine floor, not on the first floor. Although there is a lift in the building, it does not connect the mezzanine floor to street level.
What has been preserved and what has been added:
Stucco ceilings: carefully preserved and restored to their full glory, including the ceiling rosettes
Coffered wall panelling: complemented by new interior doors with coffered panels and a new entrance door in the traditional style
Box windows: the wooden windows have been refurbished or replaced, fitted with double glazing on the inside. This preserves the character of the original building whilst ensuring modern comfort.
Flooring: oak strip parquet in a herringbone pattern, laid throughout the living areas
Underfloor heating: with individual room control, powered by a dedicated Wolf gas condensing boiler, which also provides hot water
Fitted kitchen: featuring Siemens appliances (oven, induction hob, dishwasher) and LED task lighting. The splashback is clad with small-format tiles by Adex in a warm biscuit shade.
Bathroom and WC with character
In the bathroom, large-format porcelain stoneware (120 × 120 cm) is paired with Mutina’s glossy grey ‘Rombini’ wall tiles, featuring a textured grooved relief. The taps are from the Hansgrohe AXOR range and feature a warm, brushed bronze or brass finish. The shower is walk-in and has a glass screen. The washbasin sits on a vanity unit with an oak-effect finish. In the separate toilet, there is a rimless toilet from Duravit and an AXOR tap. The pre-wall panel is clad with wooden slats, above which is an illuminated recess.
Lighting and technical installations
The electrical installation has been completely renewed, using the Berker S1 switch range. In the bathroom, XAL recessed spotlights and an XAL mirror light provide warm white light (2,700 K).
A flat for people who can tell the difference between ‘refurbished’ and ‘refurbished with love’.
